Maintenance

To ensure your apartment home looks its absolute best for your move in day, we will take many steps before you walk the unit with us for its final inspection. It will have paint, carpet cleaning or installation, leak detection/prevention, appliance inspection, final clean, and office inspection. On your move in day, you will walk the unit with your leasing consultant to also verify that the unit meets the standards you expect.

No, that is not necessary, although you are absolutely welcome to be there when they complete your service request. This can help them answer any questions you may have.

Yes, we are fortunate to be able to offer on site maintenance at this time.

There are multiple methods to submit a help request, but the fastest and most convenient is using your Rent Café Resident Portal app. It is available 24 hours a day and sends a notification to our office at the time of submission. You can attach a photo if you need to.

Should you accidentally lock yourself out of your apartment after our office hours, you will need to contact a locksmith. Please be sure to notify the office the next business day to let them know your locks have been changed.

Contact our office number, when prompted, select the option for maintenance emergency. Please leave a detailed message and one of our on call technicians will call you right back.

Amenities

Yes, parking is available for both residents and guests. However, we do require that all vehicles register to park.

We have a sparkling pool and 24-hour fitness center.

We are furry family friendly, and we welcome up to 2 furry family per unit.

Our apartment homes come with Energy Star Refrigerators, Icemakers, Energy Star Dishwashers, Disposals, and Energy Star Electric Ranges.

No, we do not offer furnished apartments at this time

Our pool is open from 10am till 10pm. The fitness center is open 24-hours a day.

Yes, parking is available for both residents and guests. However, we do require that all vehicles register to park. Guest parking is available at every building and designated by yellow curbstops.

Application process varies depending on response times. Typical approvals are usually 7 days.

We offer multiple methods for paying rent. The fastest way is online using the resident portal (Rent Café Mobile App). You can also pay by Money Order, Cashiers Check, Personal Check via mail or in person at our office. Rent is always due on the 1st of each month.

We do not require renters insurance but it is strongly recommended.

Residents can use Spectrum, Google, or At&T for Cable/Internet/Phone Services.

All persons will be required to present 1 form of government identifications such as social security or valid passport. All persons over 18 will be required to submit valid government Identification such as state ID. Persons under 18 will need birth certificates. We will also require proof of income for household.

Trash is included with rent. Water will be billed out by Oates Energy and paid to property each month on the 1st. Electricity is through City of Austin. Gas is through Texas Gas Service.

We review every denied application. A letter of denial will be sent to the applicant with explanation.

Initial application can be submitted in person or online at www.socoparkapartments.com. To complete the application process, physical application forms will need to be completed.

Location

Capital metro has North and Southbound stops located directedly in front of our community and across the street in front of community.

We are inside Austin Independent School District.

The largest shopping center to our community is Southpark Meadows Shopping Center. It offers many stores such as Bath and Body Works, Ross, Best Buy, Rooms-To-Go, Walmart, and Target. It also is home to countless restaurants such as Chipotle, Texas Roadhouse, Whatburger, GattiTown Pizza Buffet and many more.

Directions

If you are coming from North- Exit William Cannon on IH35 and turn West -R , stay in left lane and turn left on S Congress (3rd Red light). SoCo Park is the 2nd Apartment Community on your left.
If you are coming from the South- Exit Slaughter Lane on IH35 and Turn West -L- Stay in right lane- Turn right on S Congress (1st intersection)- SoCo Park will be about 1.4 miles on the Right.

Neighborhood

In Austin, Downtown would be the most ideal location to rent due to walkability, location be centered to North/East/South/West. It also keep you closest to the largest venues when they come such as SXSW Music Festival and Austin City Limits. West Austin has to lowest crime rate, and East Austin has the lowest rent rate.

The South Congress neighborhood is a diverse, walkable, and eclectic neighborhood within the city of Austin. With new construction going up, along with the convenience of shopping in our area makes the area a great place to live.
Ideal Location
South Congress is centrally located near the SouthPark Meadows Shopping and St. Edwards University neighborhoods. It is 10 minutes from Downtown Austin and 20 minutes from University of Texas.
Outdoor Adventures
Explore Hike and Bike Trail, Lady Bird Lake, Ziilker Park or any of Austin's outdoor spaces to soak up the sun.
